Document Description
The proposed project includes three warehouse distribution sites that will be constructed separately in three phases. Infrastructure improvements will be constructed for each phase including street, water, recycled water and sewer facilities. In total, the project proposes 7,074,708 square feet of industrial warehouse space housed within 9 concrete tilt-up buildings on 454.7 acres. The Phase 1 site consists of the development of one 783,300 square foot building on 38 acres, the Phase 2 site consist of the development of four buildings totaling 3,448,734 square feet on 201 acres, and the Phase 3 site consists of the development of four buildings totaling 3,166,857 square feet on a 215.7 acre site. The following approvals and permits are required from the City of Perris to implement the proposed project: - Development Agreement including a Master Plan of Infrastructure - Zone Change and General Plan Amendment to change land use from Specific Plan to General Industrial (for the Phase 3 site only); Tentative Parcel Map approval (for Phase 2 and Phase 3); - Final Parcel Map approval (for Phase 2 and Phase 3); - Development Plan (for all 3 sites); and - Street vacation to remove the Murrieta Road right-of-way running through the Phase 3 site and to remove the Watson Road right-of-way through the Phase 2 site.
