Document Description
The applicant, Combined Properties, Inc., proposes to construct up to 149 hotel rooms, 40 residential condominium units, 5 low-income affordable housing units, and up to 35,456 sf of commercial and entertainment space. The proposed uses would be located within 4 buildings: Sunset Hotel and Residences would be a 7 story (76 ft tall), 93,929 sf structure facing Sunset Boulevard. The building would consist of 95 hotel rooms, 9 residential condominium units, a rooftop pool, entertainment area, restaurant, and bars. The Olive Hotel and Residences would be a 6 story (63 ft tall), 55,739 sf structure along Olive Drive. The building would consist of 54 hotel rooms, 4 residential condominium units, a rooftop pool, and gym/spa. The Olive Residences would be a 5 story (55 ft tall), 83,414 sf structure along Olive Drive, south of the Olive Drive, south of the Olive HOtel and Residences. The building would consist of 27 residential market-rate condominium units. The De Longpre Residences would be a 2 or 3 story (22 to 35 ft tall), 4,715 sf structure east of the Olive Hotel and Residences and Olive Residences buildings. The De Longpre Residences would consist of 5 one bedroom affordable housing units that are ~650 sf each. Additionally, at least 7 units within an existing residential building in West Hollywood (Palm Building) owned by an affiliate of the applicant on Palm Avenue would be converted to affordable housing units. The intensity of the Palm Building site would not increase and the existing use would remain the same.
