Document Description
The project proposes to create a total of 113 industrial lots, one of which will remain a soil disposal site (Lot 1), 2 open space lots (Lots A and B), a common lot (Lot C, D, E , F, & G). Lot 1 is utilized as a soil disposal cell site containing a mound of contaminated dirt that is to be left undisturbed per EPA, 2 open space lots, and a common lot from 15 existing adjoining parcels totaling approximately 205 acres. The zoning designation is M-2 (Industrial), and the General Plan land use designation is Industrial. The site was previously occupied by Koppers Industrial, which produced treated wood products. The site was abandoned in 1986 after an industrial accident left the site environmentally unsafe. Environmental remediation has been done for the past 20 years consistent with a Record of Decision for the Koppers Superfund Site issued by the US EPA. The remediation plan restricts future uses of the site to commercial or industrial uses, with which the proposed project is consistent.
The industrial lots range in size from 0.90 acres to 16.26 acres. Due to the shape of the property and the environmental and hazardous constraints on the site, some of the industrial lots will be irregularly shaped. The maximum total maximum FAR post-development is estimated at 28 percent, which is below the current 0.40 FAR maximum allowable on the current parcel configuration.
