- Document Description
- The Mecca Specific Plan (SP00377) consists of approximately 2,934.0 acres of unincorporated land in the Mecca area within Riverside County. The proposed project includes a mix of low-, medium-, and high-density residential development totaling 19,476 units, non-residential uses including retail/commercial, mixed use, a golf course, and open space with civic uses and agricultural buffers. The Specific Plan incorporates existing residential, commercial, industrial, and civic uses with a compatible blend of proposed low/medium/high density residential and commercial land uses. The proposed General Plan Amendment (GPA01023) changes the current general plan designations of Agriculture (AG), Residential uses (HDR - High Density Residential and MHDR - Medium High Density Residential), and Industrial uses (LI) to Specific Plan with general plan designations of MDR - Medium Density Residential, MHDR - Medium High Density Residential, VHDR - Very High Density Residential, HTDR - Highest Density Residential, CR - Commercial Retail, and PF - Public Facilities. The Change of Zone (CZ07634) will change the current zoning of Agricultural (Light Agriculture with a 20 acre minimum [A-1-20], Heavy Agriculture with either a 10 acre or a 20 acre minimum [A-2-10 and A-2-20]); Controlled development with a 10 acre minimum [W-2-10]; and Industrial (Medium Manufacturing [M-M] and Industrial Park [I-P] to Specific Plan zoning.
