The GPA Land Use Element designation on 7 parcels totaling 35.19 acres is Medium Density Residential in the City of Oroville General Plan a corresponding Zoning designation on the site is R-1 - Residential Single Family. The Tentative Subdivision Map would create 165 single family lots ranging in size from 4,800 square feet to approximately 7,000 square feet. Approximately 8.55 acres will be retained as open space to be utilized for drainage detention and open space area for project residents. The rezone would change the zoning from RL-1 (large lot single family residential) to R-1 (single family residential) with a Planned Development overlay designation.
