Document Description
The proposed Specific Plan allows for the creation of two transit villages. One transit village would be created around the eBART station proposed at the western section of the planning area, with the potential for creating a second transit village in the eastern end of the planning area contingent on a second eBART station being constructed. A max of 2500 residential units are proposed, with densities potentially ranging as low as 6 units to the acre to as high as 40 units/acre. The proposed Specific Plan would accommodate a substantial amount of commercial use, with the potential for developing ~2.2 million sf of office and retail space. A significant amount of open space is planned, as East Antioch Creek which flows through the area is proposed to be preserved and enhanced. A number of circulation improvements are proposed including the extension of Viera Ave from East 18th through the project site, the extension of Phillips Lane to a proposed new Phillips Lane interchange with Hwy 4, and a number of other changes.
