The project site consists of 2.51 acres which Continental Street Properties, LP proposes the construction of a three-story, 29-656-square-foot medical office building with an additional 17,834-square-foot ground-level parking garage (for a total 47,490 square feet); grading of the project site, consisting of cut-and-fill grading and the removal of trees, construction of a stormwater drainage pipe, and placement of fill material within the existing seasonal creek; extension and modification of existing electrical, sewer, and water utilities; completion of the abandonment and landscaping of the easterly 40 feet of the northerly 150 feet of the public road right-of-way of Shasta Street; construction of curb, gutter, sidewalk, tie-in paving, stormwater-drainage facilities within the right-of-way of Continental Street and replacement and repair of existing sidewalks adjacent to the project site; construction of street improvements, consisting of a raised island designed to restrict traffic movements to right-in, right-out at the Liberty Street/Shasta Street/State Route 44 intersection; and construction of on-site, underground stormwater detention system.
