Vesting Tentative Tract No. 68195 to permit 7 residential condominium units and 2 commercial units totaling 1,950 square feet on an approximately 8,062 square foot lot; a Zone Change from M1-1-O to CM-1-O; Venice Coastal Zone Specific Plan Exceptions to permit a maximum building height of 40 feet (42 feet from road centerline) and less than the maximum height of 13 feet for ground-level commercial uses; a Zoning Administrators Adjustment to permit 0-foot southeasterly side yard in lieu of 6-foot otherwise required; and a Coastal Development Permit, Project Permit Compliance Review, and Mello Act Compliance review, all in conjunction with the construction of a new, 3-story, approximately 10,605 square foot, mixed-use building having a total of 27 parking spaces (14 residential, 2 guest, and 11 commercial) within 1 level of subterranean parking and 1 level of on-grade parking. Vehicular access is proposed from Venice Boulevard. All existing structures, improvements, and landscaping on the property will be removed, approximately 2,700 cubic yards of dirt will be exported from the site.
