- Document Description
- The proposed project, known as the Thoroughbred Farm Specific Plan ("Project"), is a development located on approximately 109.55 acres in the Mira Loma community of unincorporated Riverside County, California. The project consists of the following land use applications: - General Plan Amendment No. 901 proposes to change the project site's General Plan Land Use Designation from Designation from Community Development: Business Park (BP) to Specific Plan No. 376. - Specific Plan No. 376 proposes to establish a Specific Plan of land uses on the subject property, with the following proposed land use designations: approximately 33.54 acres of Light Industrial uses, of which approximately 10 percent will be designated for office, 20 percent will be used for fabrication and 70 percent will be used for storage. The Light Industrial uses would be located adjacent to Landon Drive. Business Park uses are designated for 42.94 acres located in the central and western part of the site. The specific plan may also include an option for development of a 250-bed hospital/medical facility and medical-related uses on approximately 24.1 acres of the Business Park designated portion of the project. Of the remaining areas along Bellegrave and Wineville Avenues, 5.74 acres would be designated for tourist/commercial uses, and 12.40 acres for commercial/retail uses. A potential 4-acre fire station is proposed in the vicinity of Wineville Avenue and Landon Drive; the exact location of the station has yet to be determined. In addition, Specific Plan No. 376 also includes designation of planning areas, development standards, and design and landscaping guidelines associated with the development of the Thoroughbred Farm. - Change of Zone No. 7619 proposes to change the site zoning from Heavy Agriculture - 10 acre minimum lot size (A-1-10) to Specific Plan (SP).
