Minor Subdivision of an approximately 21.8 acre parcel into two parcels. Density averaging will allow for the creation of one parcel of approximately 4.3 acres and one parcel of approximately 17.5 acres in size. Proposed Parcel 1 (4.3 acres) is proposed to be developed with a wine processing building of approximately 2,125 square feet in size with an on-site sewage disposal system. Proposed Parcel 2 (17.5 acres) is currently developed with a single family residence, a mobile home and on-site sewage disposal systems. Water is or will be served by the Orleans Community Services District.
