Document Description
Subdivision of 32.6 acres into 115 lots for development of single-family residential homes. Unit 2 is a planned development of up to 51 lots and will be associated with, and developed subsequent to, the earlier-approved Unit 1 of The Reserve at Gold Hills Planned Development. Unit 3 is proposed as a standard single-family subdivision with up to 64 lots. Both units will have separated sidewalks, decorative pavement, and corner bulbouts at street intersections. There are 6.9 acres that will be permanently preserved in open space. The project includes construction of on-site streets and utility and storm-drainage improvements necessary to serve the lots. Two road crossings of Dry Gulch Creek are proposed to provide the required two public-street accesses to the subdivision. The portion of the property being developed as a planned development (Unit 2) is proposed for rezoning from "RM-6" Residential Multiple Family District to "RM-6-PD" Residential Multiple Family District with Planned Development Overlay District.
