Document Description
The proposed Crossroads Plaza Commercial Center (Site Plan Review #07-2211) is located in the southern portion of the City of Bakersfield, County of Kern, California, within the incorporated limits of the City of Bakersfield. The proposed Project consists of approximately 75 net acres (80.02 gross acres including road right-of-way) containing approximately 786,370 square feet of retail commercial (net building area, not including 37,385 square feet of two garden centers), on the west side of Gosford Road, between Panama Lane and Harris Road. The Project proposes to develop the following: - A retail store containing 138,621 square feet, with 10,817 square feet containing a garden center; - Restaurants (including drive-thru) containing 42,741 square feet; and - A community retail center containing approximately 605,008 square feet, with 26,568 square feet containing a garden center. In addition, the Project proposes 3,759 parking stalls. Access to the proposed Project will be provided along Gosford Road (an arterial), Panama Lane (an arterial), and Harris Road (a collector), according to the Circulation Map of the MBGP. The proposed Project will require a Site Plan Review, Comprehensive Sign Plan, and Progression Analyses for proposed signals along Gosford Road (from White Lane to McCutcheon Road) and Panama Lane (from Buena Vista Road to Stine Road). The relocation of power poles along Panama Lane will also be required. Tentative Parcel Map No. 11865 is also being proposed and processed as a part of the Project.
