Document Description
The proposed Crossroads Plaza Commercial Center (Site Plan Review #07-2211) is located in the southern portion of the City of Bakersfield. The proposed project consists of approximately 77 acres containing approximately 786,370 square feet (net building area) of retail commercial, on the west side of Gosford Road, between Panama Lane and Harris Road. The project proposes to develop the following: - A Super Target Retail Store containing 196,175 square feet, in addition to a Garden Center containing 10,817 square feet; - Restaurants (including drive-thru) containing 42,336 square feet; and - A Community Retail Center containing approximately 547,859 square feet. In addition, the project proposes 3,918 parking stalls. Access to the proposed project will be provided along Gosford Road (an arterial), Panama Lane (an arterial), and Harris Road (a collector), according to the Circulation Map of the Metropolitan Bakersfield General Plan. The proposed project is a "permitted use" within the existing zoning for the site. For this reason, the main discretionary approval needed is Site Plan Review approval. The relocation of power poles along Panama Lane will also be required.
