Document Description
The applicant proposes to develop a mixed-use project that includes: (1) a partially below grade 11,382 square-foot parking garage, (2) 1,043 square feet of storage/mechanical equipment areas, (3) 6,700 square feet of retail/office space on the second floor at the North Coast Highway ground level, (4) two residential units comprising 5,961 square feet on the third floor, and (5) 5,518 square feet of deck area on an unimproved 18,334 square-foot building site. The project application includes Tentative Tract Map 17103 to subdivide the proposed structure into five condominium units for individual sale (three commercial units and two residential units), Conditional Use Permit 06-33 to establish and operate a mixed-use in the C-N Commercial Neighborhood Zone, Variance 7395 to allow the proposed building to exceed two stories in the C-N Zone, Coastal Development Permit 06-46, and Planning Commission Design Review 06-09.
