Document Description
The tentative tract map no. 065885 is for the proposal to develop a six unit condominium project in the R-3 (Limited Multiple Residence) zone, under the Countywide General Plan category three for medium density residential (12-22 units per acre). The proposed structure is to be two stories over semi-subterranean parking. The site is located on the north side of Montrose Avenue, between Rosemont Avenue and Briggs Avenue. Access to the site shall be directly from Montrose Avenue. Fourteen parking spaces will be provided (2 per unit + 2 guest parking spaces). Grading is proposed for 4,181 cubic yards of cut and 298 cubic yards of fill, with 3,883 cubic yards to be exported off site. Although there are no oak trees on the site, an emergency oak tree permit was issued by the Los Angeles County Fire Department's Forestry Division for the removal of an oak tree on the neighboring property abutting the site to the west. The oak tree was encroaching upon the subject site and was responsible for damage to existing structures, stairs, and sidewalks. Plot Plan No. 49201 was approved for the development of an apartment complex on the site. This tentative tract map is for the proposed approval of a condominium conversion. The apartment complex is currently under construction.
