Document Description
General Plan Amendment No. 829 proposes to amend a portion of the project site's current general plan land use designation from Rural Community: Very Low Density Residential (RC:VLDR) (1 acre minimum) to Community Development: Medium Density Residential (CD:MDR) (2-5 dwelling units per acre). The amendment is proposed on 16.37 acres. Change of Zone No. 7032 proposes to change the project site's current zoning classification from One-Family Dwelling (R-1) to One-Family Dwelling (R-1), 10,000 sf Minimum (R-1-10,000) and Open Area Combining Zone Residential Developments (R-5). Tentative Tract Map No. 32026 proposes a "Schedule A" subdivision of 89.9 gross acres into 152 lots, which includes 141 single-family residential lots with a minimum lot size of 7,200 sf (net) within the R-1 zone and 10,000 sf (net) within the R-1-10,000 zone, a 1.74-acre Reservoir site, a 0.16 acre Pump Station site, a 6.02-acre Debris Basin, a 0.89 acre Water Quality Basin, and 7 Open Space Lots totaling 31.88 acres, of which 30.95 acres will be preserved within a conservation easement in perpetuity.
