Document Description
The project site is currently occupied by a mix of commercial and residential uses and surface parking lots. The project site includes seven buildings currently or previously occupied by office and ancillary uses (approximately 53,000 square feet), two vacant commercial buildings (approximately 4,000 square feet), three apartment buildings (approximately 16,000 square feet) and four surface parking lots. The commercial and office buildings were built or renovated between the 1950s and 1990s. Two of the three apartment buildings date to the 1920s, while the third dates to the 1950s. The project site does not include Los Angels Department of Water and Power (DWP) Station #10, located at 6766 Hawthorn Avenue, or the Egyptian Theater building, the rear of which is located just to the north of the project site. The overall existing floor area ratio of the project site is less than 0.5:1. Given the project site location adjacent to a major thoroughfare in Hollywood, this level of development could be considered to represent underutilization of the project site.
Development of the proposed Highland Center Project would involve the demolition of all existing uses on-site and the construction of approximately 1,112,475 square feet of a mix of residential, office, retail, and hotel uses on a land area of approximately 169,427 square feet, for a floor area ratio (FAR) of 6:1.
