Document Description
Arden XC LLC is proposing modifications to the site configuration and architectural design of the previously approved Pacific Trade Center development. This development, as originally approved in 2008, consisted of three separate but related components - two multiple-tenant industrial condominium buildings along Arden Drive; the renovation of an existing 140,000 square foot warehouse and the construction of a new 152,000 square foot warehouse on the interior of the site; and the construction of a new Public Works Yard for the City of El Monte. Subsequent to the original project approval and the recording of the related parcel map, the applicant, in conjunction with the City, revised the site configuration of the development to include a new governmental office (California DMV), a larger public works facility, and a possible City park. The applicant has prepared a second development scenario which keeps the use of the Pacific Trade Center as industrial but adjusts the configuration of the overall site to include the DMV facility and enlarged public works yard. Neither alternative, however, exceeds the total development activity evaluated under the certified Final EIR, nor would they result in environmental impacts that have not already been addressed in the FEIR or that the related Mitigation, Monitoring, and Reporting Program does not mitigate to a less than significant level. An environmental analysis was prepared for the development of the 10,595 square foot governmental office and it was concluded that the new governmental office would not create any new significant adverse impacts or make any existing significant adverse impacts substantially worse.
