The site is currently vacant; however, in the past is was used as a mining facility for timber harvesting. The land use designation for the entire project site is R-20 (Residential 20), which permits single-family residential units on a minimum of 20-acres. The project site is located completely within the General Forest (GF) Zoning District, which allows for one residence per 640 acres. Residential land uses are located to the north, south, and east. Land use to the west, which is designated both rural residential and open space in the General Plan, is primarily vacant at this time.
Document Description
The proposed subdivision will split the current 27.71-acre parcel into one 10.17-acre parcel and one 17.54-acre parcel. The project is located north of the community of Downieville in unincorporated Sierra County. Minor grading will be necessary in order to construct future residences. Construction will include driveway encroachment improvements which must be paved. Two unpermitted building pads exist on site, therefore all existing and future grading will be subject to approval of the Sierra County Planning and Building Department and will require the necessary entitlements.
