Most of the site is currently designated and zoned for agricultural uses by Fresno County. The portion of the site closest to State Highway 99 is developed with scattered industrial and commercial uses. A small portion of the South Selma Specific Plan is within the City of Selma's Sphere of Influence. The City of Selma General Plan has assigned land use designations to areas within the project site located north of Mountain View Avenue near State Highway 99. The City of Selma General Plan includes the following land use designations for area within the project site and north of Mountain View Avenue: Residential Reserve, Business Park, Commercial Reserve, Highway Commercial, Medium Low Density Residential, and Heavy Industrial.
Document Description
The project site is immediately adjacent to the southern boundary of the City of Selma. State Highway 99 and the Golden State Boulevard bisect the project at a north-west/south-east diagonal along the eastern portion of the site. The South Selma Specific Plan is a proposed 2,650 acre master planned community that will include up to 6,821 dwelling units, up to 4,068,172 square feet of commercial, 2,325,287 square feet of mixed use, 4,077,217 square feet of industrial and business park uses, 125,000 square feet of neighborhood commercial and community facilities, and 240 acres of parks, trails, and open space. Development consistent with the Specific Plan will include housing, recreation, education, employment, and shopping.
