Document Description
The proposed project is a two-lot split of a 4.31-acre parcel into two lots of 2.05 and 2.29 acres, respectively. An existing residence will remain on the southern lot. Proposed development will include a new single-family residence on the northern lot with grading for the residential pad, driveway and utility extensions. The property was previously subdivided under TPM 19996 and approved April 27, 1993. TPM 19996 divided a 6.59-acre parcel into two parcels of 2.0 and 4.6 gross acres respectively. A steep slope easement was placed over the central portion of the property that was under avocado cultivation.
