Document Description
The proposed Emerald Views Residential Development project would include the construction of a high-rise residential tower (approximately 457 feet tall) with approximately 370 residential units (including a mix of one- and two-bedroom units). Project parking, approximately 357 spaces, would be provided in 5 levels of subsurface parking. Public open space areas (14,220 s.f.) would include an entry plaza with landscape planting, a stone patio with elements relocated from the existing garden, and a 40th floor viewing area. Private terraces and balconies, as well as a roof terrace, would provide a total of 20,850 s.f. of private open space. Project development would require the removal of the existing garden on the site. This garden is a designated Historic Property and is rated A1+, of the "highest importance" by the Oakland Cultural Heritage Survey. The garden is an anchor and primary contributor to the 244 Lakeside Drive Building Group, an Area of Primary Importance (API).
