The project is located adjacent to and south of the City of Tulare, in western Tulare County, south of Bardsley Avenue, between Pratt Street and South I Street, and north and approximately 1/2 mile south of Paige Avenue. The project includes the annexation of approximately 458 acres from the County into the Tulare City limits. The proposed area will be divided into 123 acres of Light Industrial (M-1), 259 acres of Heavy Industrial (M-2) and 76 acres of Urban and Suburban Residential;. Both Heavy and Light Industrial Districts provide locations for industrial activities; protect industrial areas from the intrusion of incompatible types of land uses; adhere to performance standards provided for the protection of City of Tulare residents and the envronment, and provide industrial employment opportunities for residents of the City of Tulare. The proposed project will also include the extension of South H Street as an arterial, connecting south to Paige Avenue, approximately 1 mile. The potential for rail spur connections is desired for all parcels, both north and south of Paige.
