- The Farmers and Merchants Bank residential project involves the development of 6.79 acres in the City of Lodi as a planned-development single-family neighborhood. Two site plans have been developed for the proposed project site; the first (Plan A), would create 47 single-family residences with lot sizes averaging 4,000 square feet in size. The second proposed plan (Plan B) would create 36 single-family homes with lot sizes averaging 5,000 square feet. Plan A is a cluster-concept subdivision with smaller lots and units ranging from 2,000 to 2,700 square feet in size. Plan B would include the development of a more traditional single-family neighorhood with slightly larger lots than Plan A and units ranging in size from 2,250 to 3,300 square feet in size. All proposed single-family homes would be two-story with a minimum of a two-car garage.
