The present land use is gravel mining, agriculture, and wildlife habitat. The zoning on most of the site is the Habitat Protection combined with the Mobile Home, Interim Mineral Resource, and Restrictive Flood (HP-T-IMR-F-2) zone districts. A smaller portion of the site has the same zoning without the IMR district. The General Plan land use designation for most of the site is Natural Resource Protection-Habitat combined with a density of one dwelling per 40 acres and with the Interim Mineral Resource (NH-40-IMR). A smaller portion of the site has the same designation without the IMR designation.
Document Description
The project is in the Cottonwood area on three parcels totaling approximately 212 acres located at the southern terminus of Live Oak Lane and between the southern terminus of Williams Lane and Denver Drive, and approximately one quarter mile north of Cottonwood Creek. Ivar Amen has requested approval of a 3.7-acre expansion of a 41.5-acre pit and the excavation of a new 8.6-acre gravel pit. The excavation of the pits will create ponds and a riparian woodland area. Both ponds will be used for watering livestock. The eastern 8.6-acre pond will also be used for stormwater runoff management. The Use Permit amendment would extend the ending date of the gravel operation from December 31, 2010, to December 31, 2015. All other conditions of the Use Permit would remain the same. The existing gravel operation does not include screening, washing, crushing, or other processing of gravel. Gravel is excavated, loaded, and trucked from the site.
