Document Description
The current Planned Development zoning, P-D(589) allows all uses as permitted in the General Commercial (C-2) Zone on the front portion of the property, including a car wash, which typically would require a conditional use permit approval in the C-2 Zone. The rear half of the property is restricted to RV storage. The applicant no longer wishes to pursue a car wash at this location and is therefore proposing to rezone the site from P-D(589) to C-2, and to eliminate the requirement that any development be consistent with the approved plan for P-D(589). In doing so, this will allow for a broader range of commercial uses for the site. The existing O'Brians's Bar and Cocktail Lounge, located on the northeast corner of the parcel will be preserved as part of the new rezone, as bars/cocktail lounges are a permitted use in the C-2 zone.
