The Santa Ynez Valley Community Plan Area is located in central Santa Barbara County. Comprised of approximately 72 square miles, the plan area includes three unincorporated townships: Santa Ynez, Ballard, and Los Olivos. The incorporated cities of Buellton and Solvang are not part of the planning area. Highway 101 and 154 provide north/south access, while Highway 246 is the principle east/west travel corridor.
The Santa Ynez Valley Community Plan was designed to provide focused policy direction addressing issues and development trends specific to the Santa Ynez Valley. Existing zoning and land use policy allows for up to 1,525 new units. The plan proposes land use policy and zoning changes that would allow up to 1,556 new units, resulting in a net increase of 31 additional units beyond what current policy and zoning allows.
