Present Land Use: The +/- 26 acre parcel is currently developed with three residences. Two were built with permits prior to 1992 when the Firesafe Ordinance was adopted. The third was a manufactured home placed illegally and is in violation of Humboldt County Code. Each unit has individual water and sewage disposal. Zoning: The parcel is split zoned with a very small portion at the southern end zoned Residential Suburban with a 5 acre minimum parcel size [RS-B-5(5)]. The rest of the parcel is zoned similarly, but possesses a 10 acre minimum parcel size [RS-B-5(10)]. General Plan Designation: Agricultural Rural (AR); Framework General Plan (FRWK). Density: One dwelling unit per 5-20 acres. Slope Stability: Moderate Instability.
Document Description
A minor subdivision of one approximately 26.6 acre parcel into two parcels of approximately 10.1 acres and 16.5 acres. The property is currently developed with three single family residences and the proposed subdivision will site one residence onto a separate parcel while two of the residences will be sited on the other parcel. One of the residences on proposed Parcel 1 was placed without Building Permits and is a violation. The Special Permit is sought to legitimize this Secondary Dwelling Unit (SDU). The properties are served by on-site water and sewage disposal. The site is heavily constrained by access issues resulting from a substandard road that exceeds the allowed length under Section 3112-11 of the Firesafe Ordinance. Firesafe exceptions have been sought, but only granted for the substandard width per Section 3112-3 of the Firesafe Ordinance. Other than the Eel River located >1,000 feet to the southwest, there are no known creeks or other wet areas on or adjacent to the site and existing development.
