Document Description
The HCD Group, LLC has initiated General Plan Amendment No. 2007-007, Zone Change No. 2007-003, and Specific Plan No. 2007-002. The request is to consider a change to the General Plan amending the General Plan Land Use Designation from Residential Low Density (R-LD, 1 dwelling unit per 2.5 to 5 acres) to Specific Plan (SP) for the subject area, a Zone Change to consider changing the zoning designation from Residential Agriculture (R-A, 1 dwelling unit per 2.5 to 5 acres) to Specific Plan (SP) for the subject area. The Specific Plan "The Mansion at Apple Valley" entails the adoption of the Specific Plan, which shall facilitate the development of a senior congregate living facility with a maximum of 340 residential units. The senior housing facility shall include 240 independent residential units, 56 villas, 37 assisted living units, and 16 skilled nursing bed units. The Specific Plan site shall also include: a two story main building that serves as the administration, entry, and dining hall facility; gardens and courtyards; a service and maintenance building, and a maximum of 574 parking spaces. The project includes landscaping, lighting, and perimeter fencing, and security gated entrances.
