Document Description
The project encompasses ~72 net acres and accommodates up to 353 units of low-density residential and 180 units of medium-high density residential land uses, as well as a central open space feature serving dual purposes as a water drainage basin and recreation area. The medium-high-density residential is proposed on eight acres located along the Tully Road frontage of the project site. The low-density residential is proposed an ~55 acres, west of the multi-family residential area, and the open space feature is proposed on ~9 acres in the center of the project site. This application includes the following: adoption of the Woodglen Specific Plan, a Facilities Master Plan and Infrastructure Financing Plan, prezoning the site to Prezone Specific Plan (P-SP), Annexation to the City of Modesto, a Communities Facilities District and subsequent entitlements.
