The proposed project consists of the new construction of approx. 2.1 million sq. ft. of retail, hotel, residential, office, and civic uses on approx. 44 acres. As part of the project, 194,652 sq. ft. of existing office space will be demolished, and the project will utilize a vested un-built office entitlement of 328,220 sq. ft. As a result, the project would result in a net increase of 1.6 million sq. ft. above the existing vested entitlements for the site. Specific project elements include approx.: 635,000 sq. ft. of retail and cinema uses, a 169 room hotel, up to 487 residential dwelling units
