Document Description
Note: Recirculated Lead Agency was County of Riverside and is now City of Menifee The City of Menifee has prepared an EIR for the proposed Junction at Menifee Valley project. The project consists of 526,000 sq. ft. of commercial uses on 50.28 acres in 18 building which would cover ~ 24% of the total site. The buildings would be anchored by two major retail stores (sized over 160,000 sq. ft and 140, 760 sq. ft.), and retail and restaurant uses would be disturbed throughout the remaining buildings for a total of 503,300 sq. ft. of retail and 23,500 sq. ft. of restaurant uses. The 150,000 sq. ft. major retailer also includes a gas station. The project also includes a change of zone application from Industrial Park (I-P) to General Commercial (C-1/C-P) and a variance application to allow signage to exceed the standards of Ordinance 348 Section 19.4 ("On-site Advertising Structure and Signs").
