Present Land Use: Proposed parcel 1 is developed with a farm labor housing unit permitted in 2003. This parcel will be +/- 204 acres in since and contains prime ag soils. Proposed Parcel 2 will be +/- 22 acres and is developed with the owner's residence. Proposed Parcel 3 will be 21+/- acres and is currently vacant. Proposed Parcel 4 will be +/- 60 acres and is vacant. Residential site suitability has been proven for Parcels 3 and 4. This area has been used for cattle grazing since the early 20th century. The majority of the lands are steeply sloped and make up the watershed of Reas Creek, a perennial creek that flows in a northerly direction through the center of the site. There are smaller dispersed homesteads throughout the watershed that accessed via Oeschger Rd. General Plan Designation: Ag Grazing (AG). Framework Plan (FRWK). Density: One unit per 160 acres. Accessory ag uses are allowed within the AG designation. Zoning: Unclassified (U).
Document Description
A Determination of Status to recognize the legal status of 4 parcels created in the 1800's ranging in size of 4 acres to 255 acres within APN's 101-093-02 and 09, and a Lot Adjustment of these parcels to result in 4 parcels of (1) 22, (2) 21, (3) 60 and (4) 204 acres, respectively. Parcels 1 and 2 currently are developed with one residence each. Soil suitability, access, and water quality testing results have been submitted for the undeveloped parcels. The parcels are not in the Coastal zone.
