A group of three property owners/developers has joined to propose annexation to the City. Each of these property owners may pursue individual tentative subdivision maps to implement the overall Master Plan for the area. The actions proposed for this project are a Specific Plan Amendment, Prezoning for Annexation and Tentative Subdivision Maps for the development of ~336+/- acres adjacent to the southeast section of the City of Madera.
The applications proposed to amend the CCSP in this area to yield approximately the same level of residential and commercial development, except in a slightly different configuration. Overall the proposed project would generate ~1,375 homes and ~81,675 sf of commercial space. The overall residential net density for the project id 6.8 units per acre.
