Document Description
The proposed project involves the subdivision of an~17 acre site into 7 lots for custom single-family residences, as well as an additional lot for an internal road. The proposed lots would range in size from 1.2 to 4.3 acres with an average lot size of 2.3 acres. Project development would also involve an extension of Bridle Trail Road, creation of an internal road, extension of existing association maintained bridle trails (horse riding trails), and additional improvements necessary to access and serve each parcel with public utilities. The project would include annexation of an ~8 acre parcel that is currently part of unincorporated Los Angeles County and is within the City's Sphere of Influence. Consequently, the project would require a General Plan amendment to establish a land use designation and prezoning of the eight acre parcel. The zone change would convert the existing eight acre County-designated parcel from Heavy Agriculture (A-2-2) to Residential-Agriculture Suburban (RA-S), and would require approval of annexation by the Local Agency Formation for the County of Los Angeles (LAFCO), the Hidden Hills Community Association (HHCA), and the City of Hidden Hills.
