Document Description
The Response Plan includes institutional controls in the form of a deed restriction and soil management plan. Groundwater will be monitored on a quarterly basis for a minimum of two years and analyzed for volatile organic compounds and total dissolved solids to determine groundwater quality.
The deed restriction on the Jefferson at Marina del Rey Project (site) will manage the fuel constituents found in soils and those left in place below the water table in the southern area of the site, and low level concentrations of PCE and TCE which were identified in soil gas and groundwater across the site, believed to be from offsite or adjacent properties.

General Rule
The response plan consists of passive remedies including limitations of soil movement and groundwater use in combination with continued monitoring of groundwater. This monitoring system will be adequate to assure that there is not the potential for significant effects on the environment. If additional remedial action is needed at a future date, a separate environmental analysis will be conducted at that time. The site is not in a sensitive cultural or biological resource area. Provided that monitoring does not detect an increase in contaminant levels over time, the potential hazard to human occupants from the residual contamination is negligible given the controls included from response plan.
