Document Description
The project is to develop 222 single family lots on 100 acres with the homes being clustered on approximately 35 acres; 5 acres being dedicated to the City for a park and +/- 60 acres being dedicated as permanent open space. A General Plan Amendment is being proposed that will designate the site as Residential Medium Density allowing up to 6 dwelling units per acre. A Planned Unit Development Overlay (PD) will be applied to the current R-1 Single Family Residential zoning classification, which results in a combined zoning district of PD/R-1. The project would require the annexation of three of the four parcels (approximately 95 acres) on the Oak Park project site as well as annexation of 19 adjoining parcels to create a logical boundary between the City and County to prevent a remaining island of unincorporated land. The allowable density on the southernmost parcel, currently in the City Limits, will be applied to the remaining three parcels within the proposed Oak Park Subdivision.
