Document Description
The operator proposes to alter the streambed to develop 79 single family detached homes with 3.66 acres of open space, on a 14.36 acre parcel. A seasonal tributary flows the length of the property, flowing south from Stagecoach Inn Park and into an existing double concrete box culvert. The property supports oak woodland, grasslands and 1.369 acres of willow riparian. All of the riparian woodland will be lost to the development, and the channel will be placed into an underground pipe with an underground retenion basin. The operator proposes to pay in-lieu fees to comply with the mitigation ratio of 5:1.
