Document Description
The Bear Creek South Master Development Plan project is located in San Joaquin County immediately north of the current Stockton city limits and is bounded on the north by Bear Creek, on the east by the Union Pacific Railroad tracks, on the south by Morada Lane, and on the west by West Lane. The project would involve the development of six parcels, totaling approximately 504 acres with up to 3,622 residential dwelling units. The proposed project would also involve approximately twelve acres of commercial development, twelve acres of K-8 school, and approximately forty-eight acres of parks, parkways as well as public utility facilities. Proposed entitlements would include annexation, general plan amendment, prezoning, master development plan, development agreement, and precise road plan amendment.
