Document Description
The proposed project is an application for a Tentative Tract Map to subdivide the vacant subject parcel for 33 detached single-family residences and 3 open space lots. Fifteen of the 82.23 acres of the subject property will be developed while approximately 67 acres will remain as natural and undisturbed open space. The subject property was part of two previous withdrawn applications for a zone change and a specific plan amendment. The project proposes 288,000 cubic yards of grading and requires a Conditional Use Permit for density controlled development within a hillside management area. Project site access will be taken from Phantom Trail which will be connected to a proposed internal Street A. The project site will be served by the Santa Clarita Water and the Santa Clarita Valley Sanitation District.
