Reasons for Exemption
The proposed parcel map would create six lots. Five of the lots would be on the northern part of the existing parcel. The existing Wal-Mart Supercenter and parking lot (Parcel 1) would be a separate parcel. Specific uses or tenants have not yet been determined for the 5 other parcels. However, as the parcels will be subject to the requirements of a C-4 (General Commercial) zone, dividing the parcels would be consistent with the goals of the 1997 City of Dinuba General Plan and zoning classifications. The use of Section 15315, Minor Land Division, is applicable and appropriate.
