Document Description
The applicants are seeking approval of a 5-unit subdivision. The proposed Lot Line Adjustment would transfer approximately 4,356 square feet (0.10-acre) from APN 119-140-38 to 119-182-02, resulting in an adjusted lot area of 5.41 acres for APN 119-182-02. APN 119-182-02 would then be divided into five separate lots. The Use Permit would designate either proposed Lot 1, 4, or 5 for construction of 2 residences, one of which would be restricted to an affordable rental unit in order to meet the County's inclusionary housing requirements. The applicants propose construction of an on-site individual septic system on each of the five lots. The proposal calls for mound systems to serve a four-bedroom residence on Lot 1, and 5-bedroom residences on Lots 2, 3, 4, and 5. Water would be provided by North Marin Water District, which would require looping of water mains between Viente Way and State Highway One.
