APN 511-052-040 is currently developed with one +/- 1,305 sf single-family residence and a detached +/- 2,300 sf garage/shop and a +/- 1,000 sf shop at the rear of the property. It is likely that both accessory structures will be removed in the near future as they are located on what will be Parcels 2 and 4. The area is served by community water and sewer. The neighborhood is urban. This parcel is +/- 1/4 mile SW of the southern end of Runway 32 at the Arcata-Eureka Airport and is subject to specific residential densities per the Humboldt County Airport Land Use Compatibility matrix. The project just squeaks in under the allowed density; the Land Use Division of the P/W Dept. has approved the density. The neighborhood is almost completely single family in nature, other than the airport and a golf course, both within 1/2 mile. GP: Residential Low Density (RL) McKinleyville Community Plan (MCCP). Density 1-7 dwelling units per acre. Z: Residential Single-Family with a combining zones for Manufactured Homes and Airport Land Use densities (R-1-T-AP).
Document Description
The Minor Subdivision of a 1+ acre parcel into four parcels ranging in size from +/- 8,700 sf - +/- 11,700 sf (gross). Proposed Parcel 1 is developed with a single family residence which is to remain. The applicants recently received approval of a Secondary Dwelling Unit (SDU) which will now be located on Parcel 4. The parcel lies within the Alquist-Priolo Special Studies Zone. A previous similar subdivision was approved in the early 1990s (PMS-05-90) and the same Fault Evaluation Report (FER) will be used for the current subdivision application. All parcels will continue to be served by community water and sewer. The project includes an exception from the Subdivision Regulations per §325-9 to allow a reduction of the 40' access requirement to a 20' wide access.
