The project proposes demolition of an existing approximately 5,520 square foot single-family residence and construction of a new single-family residence, including an attached 4-car garage. No grading, paving or construction activity would occur within protected zones of any Oak trees. Proposed grading includes approximately 1,700 cubic yards of cut and 3,100 cubic yards of fill. The project has been approved per Plot Plan RPP 200501657 by the County of Los Angeles.

Reasons for Exemption
Pursuant to Title 14, California Code of Regulations, Chapter 3. Guidelines for Implementation of the CEQA, Article 18, Statutory Exemptions, Section 15268, Ministerial Projects, the issuance of a building permit for the project is a ministerial project. The County of Los Angeles Department of Regional Planning concluded that the proposed single family residence is a ministerial project since the project site is zoned for single-family residence as a permitted use. As such, the project is exempt from additional CEQA requirements.
