Document Description
The proposed project includes the development of a mixed use community. Entitlements are requested to modify the existing land use designations to permit approximately 21.2 acres of new regional commercial uses and approximately 4 acres of new park space. The balance of the site, approximately 155.3 acres, will retain its existing employment center land use designations with minor modifications to the existing employment center densities to maintain an overall balance of employee generating uses on the site. At full build out, the project will include a total of approximately 3,224,380 square feet of mixed use office, retail, support retail, hospitality and residential uses with individual building sizes ranging from one to ten stories in height. It is anticipated that the project will developed in several phases. However, a PUD Special Permit is requested for the immediate development of four mixed use office buildings and associated infrastructure. These buildings are proposed to be two stories in height and will accommodate a total of 168,785 square feet of building space.
