The proposed project includes the construction of approximately 1,450 single-family dwelling units and 10 acres of commercial development. Discretionary actions include a Specific Plan Amendment from R-IA (Intensive Agriculture) and R-MP (Mineral and Petroleum) to LMR (Low Medium Density Residential), HMR (High Density Residential), HR (High Density Residential ) and GC (General Commercial) and concurrnt Zone Change from A (Exclusive Agriculture) and A-1 (Limited Agriculture) to R-1 (Low Medium Density Residential), R-2 CL (Medium Density Residential-Cluster Combining), R-3 PD (High Density Residential-Precise Development Combining) and C-2 PD (General Commercial-Precise Development Combining) District. The project is also located within Agricultural Preserve #9 and a Petition for Exclusion from the Agriculutre Preserve is proposed. Future actions include processing of Vesting Tentative Tract Maps 6946, 6947, 6948, 6949. The project also proposes the development of a 15-acre elementary school site along with approximately 30-acres of designated park land.
