The project site is approximately 14.5 acres located in the City of Atwater. The proposed project includes development of 54 lots on 12.3 acres (an average lot size of 6,350 square feet) plus a 2.2 acre park and open space areas located on the west side of the development which is bordered by Canal Creek. The proposed project includes the extension of water, storm drain and sewer lines 260 feet east from their current point of terminus west of Canal Creek.
