Document Description
The proposed project includes an annexation request, a general plan amendment to the City of Atwater General Plan, a prezone request and a Specific Plan approval for approximately 662.6 acres currently located adjacent to the Atwater city limits. The annexation would result in a revision to the city limit line, which would add 30 parcels totaling 662.6 acres to the city. The general plan amendment would change the land use designations of the project site from "VLDR" Very Low Density Residential, "LDR" Low Density Residential, "MDR" Medium Density Residential, "COM" Commercial, and "PK" Park to a different configuration of "LDR" Low Density Residential, "MDR" Medium Density, and "COM" Commercial. The prezone request would propose the establishment of a "P-D" Planned Development zoning district. The preparation and approval of these actions would facilitate the following development: a maximum of 3,404 residential units, 60,984 square feet of commercial uses, two elementary school sites totaling 32.8 acres, 44.5 acres of parks and open space as well as all required roadways and infrastructure.
