Document Description
The approximately 85-acre Specific Plan Area is within the Pelandale/McHenry Comprehensive Planning District (CPD) designated by the Modesto Urban Area General Plan. Adoption of this Specific Plan would allow the development of residential, commercial, public facilities, and open space land uses on a partially developed site. The proposed project is a regulatory document that would be adopted by ordinance to establish zoning regulations and standards for development in the Specific Plan Area. The Specific Plan establishes and defines the planning criteria that will be used to guide the following subsequent stages of the planning process including other discretionary actions such as annexation and a General Plan amendment.
