This property is bounded on the north and west by industrial uses (Plumas Industrial Park) and railroad tracks define the easterly boundary. There is a developed 5.57ac parcel to the south that is zoned Light Industrial. There are residential uses farther to the south and west; however, most of the area consists of commercial and industrial uses along with a school and the Sierra Pacific lumber mill.
Document Description
The proposal is to amend the General Plan designation of a portion of an approximately 20.67 acre (gross) site from Light Industrial, LTD (I-2) to Single-Family Residential (3-R). A small portion of the site is within a Prime Opportunity Area and the remainder is shown as a Moderate Opportunity Area and designated as Limited Industrial on the General Plan. The subject site was created by a Parcel Map recorded in 1989 (9 PM 127). The division of land created three industrial lots. See vicinity map. The applicant has amended the initial application to request that a portion (approximately 5.16 acres) retains the Light Industrial designation to create a buffer between the proposed residential use and surrounding industrial uses. This Amendment will involve changes in permitted and conditionally permitted land uses.
